Buying property in Romania

Buying a property in Romania from abroad?

Your lawyer on the ground.

I’m Șerban George Patriciu. I handle the legal side of your purchase: the documents, contracts and steps we agree together.

For Romanians living abroad and international buyers. We can work online, in English or Romanian. We agree the work and fee before I begin.

From the first document to signing

Understand what you’re buying and committing to.

An apartment, house or plot of land. You may need a check before paying a deposit, or legal support throughout the purchase.

01

Legal checks on the property

I review the documents on ownership, charges and the building’s legal position. I explain the issues identified and what needs to be clarified before you decide.

02

Reservation and preliminary contracts

I check your obligations, when payments fall due and the conditions for recovering money. I draft and negotiate the changes agreed with you.

03

Preparing the purchase

I assist with discussions with the seller and prepare the documents for signing, within the agreed scope. We establish what can be done remotely and when your presence or a power of attorney is needed.

Legal checks depend on the documents and information available. Building surveys, valuations, finance and notarial services are arranged with the relevant specialists.

Getting started

A short message is enough.

  1. 01

Tell me what you have in mind.

What property you have found, where it is and how far the purchase has progressed. Mention any deadline for a deposit or signing.

  2. 02

    Agree the work and fee.

We clarify the support you need, the documents and the timing I can offer. You receive a proposal before deciding whether to proceed.

  3. 03

    I handle the agreed work.

I explain what the documents show, what needs to be clarified and what comes next. We stay in touch by email and online meetings.

Practical questions

Before you get in touch.

Do I need to come to Romania?

Document review and discussions can take place online. Before signing, we establish whether you need to attend or can be represented under a power of attorney. Its form and wording must be checked for your particular transaction.

Can you help if I don’t speak Romanian?

Yes. We can discuss your purchase and the legal issues in English. I work with Romanians living abroad and international buyers. Before you commit, we check the requirements that apply to you and the property, including any conditions connected with citizenship or residence.

Can you help if I’ve already paid a deposit?

Yes, you can ask for a review of the signed documents and the current situation. The options depend on the contract and the facts. Recovering a deposit or securing the seller’s agreement to changes cannot be guaranteed.

Apartments only, or houses and land too?

The work can cover apartments, houses and land in Romania, including properties under construction. The checks and activities are agreed for the property and stage of the purchase.

What does it cost?

I propose the work and fee after understanding the situation and your deadline. The proposal sets out what is included and what you will receive. Any additional work is agreed separately.

Only need an apartment document check?

LA RECE

You can start with LA RECE, the apartment legal document review service, with a defined scope and a clearly explained report.

500 lei, VAT included. Negotiation and support for the rest of the purchase are agreed separately.
